Warranty 11 Month Inspection

Your new home in most circumstances will be protected by the builder’s warranty for the first 11 months. Schedule this 11 month home inspection toward the end of that timeframe so that we can identify existing issues if present. If defective areas of the home are brought to light, you’ll be able to see if the cost of repairs will be partially or fully covered in accordance with the warranty agreement.

Ground Zero Development Group, LLC (“Ground Zero”) provides home inspection services through a Certified Master Home Inspector in accordance with applicable Arizona laws, rules, and recognized professional standards of practice.

Limitation on Repairs.
Pursuant to Arizona law and applicable professional standards, Ground Zero and its owners, employees, contractors, and affiliated entities are prohibited from performing, offering to perform, or contracting for any repairs, alterations, or remediation to correct conditions or deficiencies identified in a home inspection conducted by Ground Zero when such inspection is performed in connection with a real estate transaction involving a buyer, seller, or real estate licensee.

 

Independence and Objectivity.

All inspection services are provided as independent, objective evaluations of the observable condition of the property at the time of inspection. Ground Zero does not guarantee future performance or condition of any inspected systems or components.

 

No Repair Services Based on Inspection Findings.
Ground Zero shall not perform repair or improvement services arising from or related to its own inspection findings in the circumstances described above. Any discussion of potential repairs, costs, or corrective measures is provided strictly for general informational purposes only and shall not be construed as a bid, offer, or agreement to perform such work.

Referrals.
Ground Zero may, upon request, provide referrals to third-party contractors or service providers. Such referrals are provided as a convenience only, and Ground Zero makes no representations or warranties regarding the qualifications, performance, or work of any third-party provider. Clients are solely responsible for selecting and contracting with any service provider.

No Warranty.
Home inspections are non-invasive, visual evaluations and are not technically exhaustive. Ground Zero disclaims any and all warranties, express or implied, including but not limited to warranties of merchantability or fitness for a particular purpose.
