During a real estate transaction, a home inspection is performed and documented through the Buyer’s Inspection Notice and Seller’s Response (BINSR). If inspection issues are identified, the inspection report is often sent to third-party contractors to obtain repair estimates.
In many cases, these BINSR repair quotes are significantly inflated. Because repairs must be completed before close of escrow— and timelines are tight—some contractors price aggressively, assuming urgency and limited options.

In accordance with Arizona law and professional standards, Ground Zero is prohibited from performing repairs on conditions or deficiencies identified in home inspections conducted by Ground Zero when those inspections are hired by real estate agents, buyers, or sellers.
BINSR Resolution services are offered only for inspection reports prepared by independent, third-party home inspectors and after all BINSR negotiations have been completed between the buyer and seller.
